Clearwater Florida Real Estate Absorption Rate – June 2009

The absorption rate is a huge factor in the market status for Clearwater Fl homes for sale. This statistic is basically the measurement of the turnover of homes on the market or what is referred to as the inventory. The rate itself is determined by dividing the number of units sold during the month by the total number of listings in the MLS.

While we aren’t yet seeing 2006-like numbers, the 2009 trend is assuredly a positive one. It started at 4.9% in January and increased steadily to 8.9% in May. We can probably attribute most of the changes in Tampa Bay real estate numbers to several factors: buyers taking advantage of offered incentives, sellers allowing the market to dictate the price of their home, and those who needn’t sell right now not putting their home on the market.
